The landlord’s managing agent commissioned Torridon for Quantity Surveying services for a large-scale planned maintenance project at the Aurora office building in Glasgow. Tasks ranged from firestopping repairs and replacement, façade mends, chiller replacement, to adjustments to the building’s BMS. Given the central location, a significantly constrained site, full tenancy, and particularly strict security protocols due to tenants like Barclays Bank, intricate logistics, sequencing, and management were essential.
Torridon facilitated a smooth tendering process by outlining preliminaries requirements, ensuring robust tender returns, especially given the dynamic nature of a live building. A majority of the maintenance tasks were fully designed beforehand, enabling a schedule of works for tendering. However, certain provisional sums were reserved for additional repairs, requiring on-site remeasurements once the areas were accessible. Torridon expertly managed these aspects, striking a balance between cost certainty and value for money.
Another significant challenge was aligning the project execution with the annual budget allocations. Torridon developed early budget and cash flow forecasts to map likely funding drawdowns and collaborated with the project manager and client to devise a phasing strategy that corresponded with the financial year budgets.
